he biggest ‘work from home’ experiment in history expanded our thinking on the roles physical and virtual work environments can play.
‘Zoom‘ used to be a lens on a camera, now everyone thinks about online meetings. We learnt that more is possible online than we thought. We experienced the benefits of not sitting in traffic every day.
But after the first months of hyper-active productivity growth, we started to see the cracks – less cohesion, less sense of belonging, a drop in productivity. Most of all, we missed human connection, the energy of being with others at work. We started missing the office, but didn’t want to go back to what it was.
With vaccinations on the rise and spring arriving, many are considering the future of their workspaces. Human resources teams are developing hybrid work policies to provide the best balance between working at the office, working from and working near home.
Facilities managers reflect on how the physical office needs to change to adapt to the new realities of social spacing and different needs. Owners and leaders of companies, big and small, question whether they still need their own offices, which come with capital expenses, long‑term commitments and all the hassle of managing the facilities.

Work from home becomes work near home
Working from home has lost most of its shine after 1,5 years at the kitchen table, bedroom, or in the home office for the lucky ones. We need professional interaction, new ideas and energy, those chance conversations that open up new avenues.
The traditional office is not the solution, though. It’s too far away and we don’t want to sit in all that traffic again. And most offices are not very inspiring. We need a place close to where we live, where we can work, be more productive, meet, and that we enjoy going to.
Workspace as a service
Having your own company office comes with a lot and paying the rent is only a small part of it. You need capital to fit it out and to sign a long‑term lease agreement. There’s cleaning, security, reception, HVAC and ICT infrastructure to pay for – the total bill is often four times the base rent. In times of hybrid working, this makes no financial sense. Why have an office for the full staff contingent when only half will be in on any day?
